Checklist for Affordable Private Housing Schemes

1.

A certified copy of a valid CNIC and NTN Certificate of the Sponsor

2.

A Certified copy of valid certificate of registration in case of a company or firm, if applicable

3.

Certified copies of registered sale deed, mutation, Fard Malkiat and any other relevant document establishing ownership of the land but special or general power of attorney shall not be entertained as proof of ownership

4.

Sponsor may submit all application for compulsory acquisition of land for Access Road/ passage to the project only under the Land Acquisition Act, 1894

5.

Khasra Plan or Aks-Shjrah certified by the concerned revenue officer.

6.

Non-Encumbrance Certificate from the Competent Agency

7.

Copy of Location Plan (in Triplicate) signed by a Town Planner

8.

Copy of Topographic Survey (in Triplicate) of the scheme area.

9.

Layout Plan super-imposed on Khasra Plan (in Triplicate), with proposed division of scheme into residential and commercial plots, road network, open spaces, graveyard and public buildings, prepared and signed by a town planner and the sponsor in accordance with the rules.

10.

Receipt of the deposit of scrutiny fee for the processing of layout plan.

11.

A soil investigation report for technical requirements prepared by approved consultant of the Agency engaged by the sponsor.

12.

An affidavit on Form C by the sponsor that he is willing to provide minimum 20% of saleable area reserved for Affordable Housing duly reflected on the layout plan as per PHATA Affordable Private Housing Scheme Rules, 2020.

13.

An affidavit by the sponsor that the Scheme is not submitted to the Development Authorities, Municipal Corporations/ Municipal Committees etc., for the approval of such like Private Housing Schemes.

14.

An affidavit that no dispute or litigation regarding land is pending.

15.

An affidavit that contents of application and attached documents are true and correct.
